Single‐ply TPO Roofs
Single-ply TPO, or thermoplastic polyolefin, roofing is one of the most popular options for commercial flat roofs in the United States. The best single-ply TPO roofs are combined with fire-retardant treatments that help them qualify for a UL Class A fire-resistance rating. They are also typically white and reflective, making them more energy efficient in hot weather than other types of roofing.
EPDM Roofs
Once the most popular type of flat roofing, EPDM, or ethylene propylene diene monomer, roofs are made with a single-ply synthetic rubber (EPDM) membrane. They are considerably more affordable than asphaltic or modified bitumen roofs but can still last up to 40 years. Because of their black color, they are often preferred over single-ply TPO roofs in colder climates.
Modified Bitumen
Modified bitumen roofs are created by blending asphalt with polymerized rubber or plastic and reinforcing it with a fiberglass or polyester mat. Modified bitumen roofs will expand and contract in relationship to the weather but won’t crack or split. They aren’t ideal for all applications, but they are still extremely durable and practical for many older buildings.
